Can I remove a load-bearing wall?
Usually yes, with proper engineering. The wall is replaced by a beam sized for the loads, supported by posts that carry the weight down through the floors to the foundation — which is where cost and complexity concentrate.
Almost any load-bearing wall can come out. The question is what has to be added to replace it, and how far down into the house that work reaches.
First, someone has to determine what the wall actually carries — floor joists, a roof, a bearing wall above, or several of these at once. In older New England homes this isn't always obvious from a basement look; walls get added and removed over a century and load paths become unintuitive.
Then a beam is sized to carry those loads. That's an engineering calculation, and for permitted structural work Massachusetts building departments commonly require documentation from a registered design professional. The beam might be engineered lumber or steel depending on span and load, and its depth determines whether it can hide inside the ceiling or has to drop below it — a detail that matters enormously to how the finished room feels.
The beam needs support at each end, and those posts must carry load continuously down through every floor to the foundation. This is the part homeowners rarely anticipate: opening a wall on the first floor can mean work in the basement, sometimes including a new footing.
During the work, temporary shoring supports the structure while the wall comes out and the beam goes in. Add electrical, plumbing or heating lines that likely run inside that wall and need rerouting, plus ceiling and floor patching where the wall was, and you have the real scope. It's routine work for an experienced builder — and genuinely not a DIY project.
What drives the cost
Span: a longer opening needs a deeper or stronger beam, and cost climbs quickly with span.
Whether the beam can be concealed in the ceiling or must be dropped or boxed.
How many floors the load path passes through before reaching adequate support.
Whether new footings or foundation work are required below.
Mechanical, electrical and plumbing rerouting from inside the wall.
Finish work: ceiling, flooring and trim where the wall used to be, often across two rooms.
Before you commit
Have the load path assessed before finalizing a layout. It's common to shift an opening a foot or two and meaningfully reduce cost.
